- Requirements when Moving Out
-
No personal belongings or trash anywhere inside the whole unit,
or your room if not the whole unit moving out.

Please don’t wait until the last minute to take all your trash
out. The dumpster may be full. Then you need to take the trash
to the Wake County Convenience Centers. Please start doing so
weeks before your moving date.

Stop your Water and Electricity on 7/31. Do not stop earlier
than 7/31.
- Return your keys
-
If you move out earlier, and your room can be cleaned, please
let landlord know.

If there are something need to be fixed, leave the job to
landlord unless you can do it professionally. Unprofessional
fixes can cause more damage, bring more cost to landlord, may
also cause you more money.
- Return the Keys
-
Drop the keys in the mail drop slot beside the garage door or
hand to landlord.

Put the keys in a Ziploc bag with your name/address/unit/room
information.
-
If you lost a key, put a note in the Ziploc bag. Only landlord
can make copies of the keys. You will be charged $15 each key.

Make sure the keys you returned are the keys to your
unit/room/mailbox. Return wrong keys will be charged $50 each
key.
- Parking Rules
-
Only ONE Car Parking Spot each person. Please parking on
your assigned spot.
- Place the sticker so it can be seen from the windshield.

Visitor parking is at the front of 3607 Marcom on the
gravel/grass or on Marcom St..

Your parking spot is the last 2 digits of the Parking permit
unless you are told differently. For example, A-0107, then your
parking spot is #7.

If you see a parking violation, please let Landlord know with a
picture. Also please put a note (handwrite or print) under
his/her windshield wiper. Only Landlord can authorize a tow

Tenants must decide at the beginning of their lease whether to
have a parking spot or not. There may or may not be parking
availability in the middle of the year

We do have 2 handicapped parking spaces available. We encourage
you apply if you qualify for, so we can assign the best parking
spot to you.

Sorry, we don't have parking spaces for motocycles. We don’t
have Electric Charge Stations.

If you want a specific parking spot, the cost is $360 for the
year due on August 1st.
- Bicycle racks are shared for all tenants
- What is the tenant responsible to maintain?

Batteries for thermostat, remote controls, and smoke alarms

- Bug spray inside the unit
- How to request maintanance?

- Drainage clog?

Try using “Clog Remover Tool” first, then call for repair. You
can find it on Amazon or Walmart online.
- How to set the thermostat?
-
Although there is a thermostat on each floor. There is ONLY ONE
heat pump HVAC system. We need to set the 3 thermostats to work
TOGETHER.
- Suggestions:
-
Summertime: All 3 thermostats “Cool”, First floor 72F, Second
floor 73F, Third floor 74F.

Wintertime: All 3 thermostats “Heat”, All three set to 68F.
- We don’t recommend using programable scheduling.
- Can I change the room paint color?
-
No. If you really want to change your room color, you can do it.
You need to Professionally Paint it back to original color when
you move out.
- Can I put nails in the wall?
-
No. If you really want to, you need to Professionally fix it
with drywall compound and paint back to original color when you
move out.
- How do I pay rent?
-
Preferred payment method: Zelle. Prefer to pay whole unit
together. Please include your Name, Address/Unit/Room and month
of the rent information in the payment.

If the rent is over your Zelle daily limit, you can pay in
multiple days. Please mention “Payment 1/2“, “Payment 2/2“ with
your payment.
- We also accept cashier’s check, check, and cash
- Yes. You can also pay in front.
- Fire sprinkler system
-
Each apartment has automatic fire sprinklers installed in
accordance with the County requirements. The sprinklers do not
require any maintenance or setting by the Tenant. The fire
sprinklers can be set off by high heat levels and open flames.
Tenant will not permit any person to tamper with, touch,
modify or destroy the Sprinkler System or Sprinkler Heads
provided in the apartment. In the event a Tenant accidentally
or purposely sets off the fire sprinklers, the Tenant will be
responsible for all damage caused by the sprinklers, including
water damage to other units.
If you have any concerns regarding the fire sprinklers in your
apartment or how they operate, please contact the Landlord.
- How to setup utilities

Internet Service Providers: Google Fiber, Spectrum, etc.

Please set up water and electricity before your move-in date.
- The raised garden bed
- There are 4 raised garden beds for everyone.

Suggest maximum Half Raised Bed per person, or 1 Whole Raised
Bed per unit.
- Suggest you put a name tag for your plants.
- Where is the main water shutoff
-
For 3601 Marcom St and 1405 Maxi Place, the water main shutoff
is inside the pantry side wall about 1 ft from the floor.

For 3607 Marcom St, the water main shutoff is inside the laundry
side wall about 1 ft from the floor.
- Do you need to change the HVAC air filter?
-
No. There is one main HVAC air filter for each unit inside the
crawlspace. Landlord will change it on time.
- Lost Power?
-
Please figure out more information before you request repair.
Power lost only in your room/floor/unit/1 specific appliance/1
receptacle etc.? Did you check the power panel at the back of
the main entrance door?

If power panel breaker is triggered, you will notice a red dot
on the breaker, also the little handle in the middle of ON and
OFF. To reset the triggered power panel breaker: First, turn the
breaker all the way to OFF, then turn it to back to ON.
- Outdoor activities?
-
No alcohol. No parties allowed outside your apartment unit.
- Garbage
-
Garbage Container has sliding doors opening on both sides. Trash
pickup every Tuesday. We don't have recycling container.
- Nothing can be put outside the Containers.

Please do not open the top cover to put things into the
Container.

If the Container is full, hold your trash/recycle in your unit
until it is empty.

Please take oversized trash/recycle to Wake County Convenience
Centers.
